Hello, my name is Julie Flake, I have worked with ELS for almost twenty years. Although I am really a Hoosier born in Richmond, Indiana, I consider myself to be a North Fort Myers native because I have lived here for 35 years. I am married with one son who is 16 years old and a junior in high school. My family is very active with outdoor activities and loves the woods and water.
I would first like to thank everyone for the warm welcome in my transition to Pine Lakes and Lake Fairways. It has been a pleasure meeting with folks that I have had the opportunity to meet so far. I feel like the Homeowner’s Associations and I are working great together for the betterment of the communities! Satisfied residents and beautiful communities with desirable amenities is my goal!
With my transition to Pine Lakes and Lake Fairways, there have been other staffing changes as well:
Victoria Ossenbeck moved with me from Buccaneer and will handle Sales in the sales office. Vicky has been with ELS for 16 years this month! We are pleased to announce that we will begin taking resale listings again for both properties. Listing agreements are six months in term and commission is 7%/$2800.00 minimum. Call Vicky today for an appointment if you are interested in listing.
Jo Schofield is Vicky’s Sales Assistant. Jo will be more than happy to assist you with listing appointments, community tours, showing of homes and general sales questions.
Raina Snell is the Receptionist in the sales office.
Patty Harrelson is back and in the capacity of Lease Administrator for all seven communities. The Lease Administrator position is part of the new Centralized Accounting Dept.
Sam Sprouse has been officially promoted to Maintenance Supervisor.
Lucy is back at Lake Fairways and Jane Robel is at Pine Lakes, both as Concierge.

New flowers have been planted in the community and look great. Common area trimming and cleaning is an ongoing battle this time of year, but things are looking pretty good so far. Shuffleboard court repairs are scheduled for later this month and several of the greens on both courses will be converted from Bermuda grass to Paspalum. Thank you to the Beautification Committee for the new pool umbrellas. They are greatly appreciated!
Effective immediately, residents who do not care for their home, home site and lamp posts up to the community standards set forth in the Prospectus or Covenants will be fined. Residents in violation will receive a time sensitive notice for correction from the management office. In the event that the services are not completed, management will have the services performed and charge the residents account accordingly. Management will charge $15.00 per hour, per man with a $150.00 MINIMUM charge. This charge is high and may be considered exorbitant as we are not in the business of maintaining individual homes or home sites. It is not fair to surrounding neighbors to have to look at an unkept home and site. A fine of $100.00 will be implemented for early pick up of garbage or yard waste. Horticulture may be placed for pick up on Sunday afternoon for pick up by WastePro on Monday. Thank you for your cooperation in keeping our community beautiful!
Upon arrival to the communities, please stop by the concierge office and complete an address change form. This will ensure that you get any correspondence from management in a timely manner. The gatehouse also have these forms for your convenience.
